Experts Startled by Early U.S. New House Sales Increase
Summerville house sales do usually respond in the seasonal pattern that is familiar in most other areas. Spring and summer lead the way for weather-related, financial, school scheduling and other family-related reasons. From now into well past July (and sometimes even August), house sales activity can be counted on to peak. Those are the normal expectations.
But when any segment of U.S. house sales numbers quadruple expectations even before spring bulbs see daylight, that’s worthy of special attention. That was the case last Thursday when the Commerce Department reported that in February, purchases of newly built homes rose by more than 6%. Since The Wall Street Journal’s panel of experts had forecast 1.4%, it drew headlines.
In fact, this was the second month in a row for sharp rises in U.S. new home sales—and what could be a bright sign for Summerville’s own prospects as the spring selling season begins. Press reports were, to put it mildly, enthusiastic:
MartketWatch: “New-home sales roar to a 7-month high”
Reuters: “…strength in housing should underpin economic growth”
ABC News: “Americans…snapping up new homes at the fastest pace since July”
Bloomberg: “U.S. New-Home Sales Climbed to a Seven-Month High”
CNBC: “[Sales] were the highest since July of last year—and that was the best number since January of 2008”
Bloomberg’s Michelle Jamrisko deduced from the house sales rise that the impact from the recent rise in borrowing costs was, at most, “modest.” That sentiment was echoed by the Realtor, which quoted the National Association of Housing’s chief economist. “The uptick in mortgage interest rates,” he said, “is having a minimal effect.”
We’ll have to wait and see whether that is true vis-à-vis the impact of mortgage interest rates on Summerville’s own house sales. They might be either “modest” or “minimal”—or the prospect of continuing hikes might induce more Summerville prospects to get busy sooner rather than later. If “sooner” describes your own inclination, I hope you’ll decide to put thought into action by giving me a call!
Summerville Housing Market Gels with Empty Nester Plans
Time Magazine ended last week with a commentary that could foreshadow how this year’s Summerville housing market might differ from years past. Author Bill Saporito identified a mismatch in the housing market that could bode well for empty nesters. Whether or not the implications will be a perfect fit for our Summerville housing outlook, the “Big Picture” assessment does seem to gel with a lot of what we’re hearing and reading.
Time’s housing market “mismatch” begins with the national assessment that the U.S. is experiencing an annual shortage of as many as 700,000 new homes. Even though the latest economic outlook is refreshingly encouraging, new home builders are only now beginning to build the capacity to expand operations. As a result, “they haven’t banked as much land” or filed enough permits to keep pace. It’s also possible that the new administration’s crackdown on illegal immigrants may materially tighten labor availability.
The upshot is to create a scenario where demand for existing homes rises, putting current homeowners in “prime position” when they decide to list. Bolstering that proposition are some national statistics which peg the supply of existing homes at a scant 3.6 months—and it’s been more than a decade since the supply was that low.
What that probably means for our local Summerville housing prospects is what you expect when demand outpaces supply. When those greater conditions combine with the more immediate local factors, the overall takeaway should be good news for empty nesters (and downsizers in general). In addition to the extra energy that arrives with real estate’s traditional spring selling season, this year, in addition to the shortage of supply, the specter of rising Summerville mortgage costs acts as an extra prod. Time quotes the chief economist of one global group on that score: “…buyers are beginning to realize you might as well get in now.”
The good news for baby boomers, empty nesters, and downsizers of all stripes is that the new housing starts are now disproportionately being designed with them in mind: high service, luxury condos leading the pack. What that means is even fewer new single-family homes are in the pipeline—further raising demand for their existing properties, if and when they decide to list.

Is Our Market Headed For A Shortage?
According to the Trident Association of Realtors, if no one in the Charleston area put their home on the market for the next three to five months, there would be no more homes left to buy.
Many people are already struggling to find a house to purchase.
"You feel like you have to make a really quick decision or you're going to lose that property," said Karey Brem.
Karey Brem is trying to find her parents a home to buy in Mount Pleasant. I caught up with her scouting out one of her favorite neighborhoods, Belle Hall.
"The market is a lot tougher now, there's not that many options and you have to be prepared to pay full price," said Brem.
Brem has been looking for the right home for several months. She hasn't put an offer down yet, in part because she hasn't acted fast enough.
"Any property that is desirable, they're usually a lot of competition," said Nathan Buttrick, Charleston real estate agent.
Brem's broker Nathan Buttrick said buyers are learning that they've either got to raise their offers or lower their expectations.
"The homes aren't necessarily staged to sell, it's kind of take it or leave it - this is what it looks like," said Brem.
She said there's been several homes they were interested in, but she was turned off by their condition. Some homes she's seen have needed major renovations, but are still going at asking price.
President of the Trident Association of Realtors, Michael Sally, says their 2015 housing report found 8,591 homes were sold in Charleston County last year. Of those, 96 percent of sellers got what they asked for, or more.
"You'll put a home on the market and within days you'll have multiple offers, above asking price," said Michael Sally.
Some of that growth is thanks to companies like Boeing, Mercedes, Google and Volvo making a home here. Charleston has also earned a reputation as a top travel destination and top small city in the U.S., for the last five years.
"We have real growth in Charleston and that's what supporting the home values here," said Buttrick.
Our population is growing fast and according to the Charleston Housing Authority, we will reach one million residents by 2027.
"With so many people coming to the area, people are willing to pay more than asking price," said Sally.
Sally said hot spots to buy a home right now are Mount Pleasant, West Ashley, James and Johns Islands.
The city of Charleston considers "affordable" living to be a monthly mortgage payment that's less than 30 percent of your monthly income.
The median income for a family in Charleston is $66,000 a year. So, if you do the math, the typical family in Charleston can only afford homes under $159,000.
Sally says that in 2015, the median sale price for a home in the Charleston area shot up 6.5 percent from 2014 to $229,000.
"We're talking about people, who work in every day jobs, that cant afford homes," said Sally.
Arthur Lawrence is a life long resident of Charleston and owns a home on Fishbourne Street in Downtown Charleston. He's been shocked to see how much homes in his neighborhood are selling for and worries that it's edging out a diversity of neighbors.
"It's out of reach of the ordinary working person and the people that really take care of the city," said Arthur Lawrence. "A house just sold a couple of houses from where I live for $436,000. So, who can afford that whose lived here for years? They can't!"
Housing affordability has become such a concern that there's been several public forums recently where local and national housing experts have addressed what's happening in Charleston.
Just this week, Charleston's new mayor John Tecklenburg talked about the sky rocketing home prices and limited availability to a packed house of residents and city leaders.
"It's a challenge that's almost at a crisis point," said John Tecklenburg, Mayor of Charleston.
"In some niche markets in Charleston, we've had over a 30 percent increase in sales, in the last two years, and that sustainability cannot continue to happen," said Sally.
So what will happen?
"There's no way of knowing if we're experiencing a bubble right now," said Buttrick.
One thing is for sure.
"We're currently, starting to head towards a housing shortage," said Sally.
Sally believes the only solution is to build more developments to even out supply and demand.
Right now, the City of Charleston and Town of Mount Pleasant have temporary building bans in place, but only for new apartment complexes. That is another form of housing that's in high demand in Charleston.
This housing shortage is causing a ripple effect on rentals in Charleston. Young families and professionals who can't afford these competitive home prices are forced to rent for longer. It's causing the same supply and demand issue to occur in short term rental housing.
"Some of the municipalities need to lift their moratoriums on building," said Sally.
Not all professionals in the real estate industry believe that's the fix.
"I don't necessarily agree with that because the reality is the infrastructures just not there to support all of that development," said Buttrick.
New and more affordable homes and rentals continue to be built further inland, in Dorchester and Berkeley counties, to accommodate the needs of people who are finding that Charleston County is too expensive for buying or renting.

If you're in the market for a new home, here are some tips for potential buyers:
-Get personal with your offer. With many homes getting multiple offers within the first day on the market, you've got to set yourself apart. Some buyers have been attaching hand written notes to their offers, explaining who they are and why they want the home. Sometimes it can be emotional for sellers to let go of a home and the personal touch helps.
-Talk to neighbors in the area you're interested in. They might be able to tip you off to a house not yet on the market so that you can check it out ahead of time, directly through the homeowner.
-Be prepared to put in an offer in the day a house goes on the market. Get your finances in order.

Ten-Mile Rail Line Proposed in Anticipation of Volvo’s Arrival to Berkeley County
BERKELEY COUNTY, S.C.–Plans are in the works for a new ten-mile rail line that will connect to the future Volvo site, which sits within Camp Hall Commerce Park in Berkeley County.
On Tuesday, Palmetto Railways, a division of the S.C. Department of Commerce, held a public meeting at the Cross Community Center to introduce the proposed rail line.
The new rail line will connect Camp Hall Commerce Park to existing railroad right-of-way, near the Santee Cooper Cross Generating Station in Berkeley County.
“The project is needed to provide rail access for the development of future industries at the Camp Hall Commerce Park in Berkeley County, South Carolina,” reads the Palmetto Railways website. “The project will support future economic development opportunities for the region and state, and will provide alternate means of freight transportation for tenants of Camp Hall Commerce Park.”
While project officials say that rail growth is needed to support the state’s needs infrastructure needs and will help alleviate highway congestion involving large commercial trucks, some homeowners worry about the “noise” that will come with the proposed rail line.
“I’ve lived in this area, practically all my life,” Thomas Weldon told WCBD-TV. “We love the quietness and the country part of it. I don’t like the jumbled up area.”
Some homeowners are naturally concerned how the proposed rail line will impact their property. However, at this time a preferred route has not been identified.
The project is expected to take three years to complete.
Volvo has chosen Camp Hall, a Mead Westvaco development about 30 miles west of Charleston to make latest generation Volvo models for sale in the United States and for export. Plant construction will begin in early Fall 2015, with the first vehicles expected to roll off the assembly line in 2018.
